Family housing is available to eligible University of Toronto students with a spouse/common-law partner and/or children, or where the student is the legal guardian of their extended family member. More information can be found below in eligibility requirements. 

Before You Get Started

There is some important information you should know before you get started. Please take the time to review and understand:

Family housing is available to eligible University of Toronto students* with a spouse/common-law partner and/or children, or where the student is the legal guardian of their extended family member. Exceptional circumstances not covered by the above criteria will be considered on a case-by-case basis.

*Please note, post-doctorate candidates and faculty/staff are not considered students and are not eligible for Family Housing.

Definitions:

Spouse: A person to whom you are legally married.
Common-law partner: A person who is not your spouse (see above), with whom you are living in a conjugal relationship, and to whom at least one of the following situations applies. They:

  • has been living with you in a conjugal relationship for at least twelve continuous months;
  • is the parent of your child by birth or adoption; or
  • has custody and control of your child (or had custody and control immediately before the child turned 19 years of age) and your child is wholly dependent on that person for support

Legal guardian: A person who has the legal authority to care for the personal and property interests of another family member.

Please ensure that you have a valid U of T student number and UTORid before starting the application process. If you have not been assigned a UTORid and you meet our housing eligibility criteria for family housing, then please contact the Residence Services Desk for assistance.

Completing the UTM Family Housing Application Steps: 

  1. Login to StarRez at residence.utoronto.ca with your UTORid & password.
  2. Click "Apply to Residence" and 
  3. Under Family Housing, question Do you have a spouse/common law partner living with you? select "Yes" to the question: 
  4. Click "Save and Continue"
  5. Click "UTM - Family Housing Application"
  6. Complete all steps of the application
  7. Submit your application by the deadline (see below).

Applications must be submitted by the deadline. Current Tenants are required to submit the application earlier than New Applicants. Please ensure you review our dates and deadlines below. 

 

  • Three or Four bedroom options, based on availability
  • Close to all amenities, including Colman Commons Dining Hall
  • Keycard entry for increased security
  • Parking is not included
  • Furniture is not included
  • Appliances included are: fridge and stove

Family housing applicants are prioritized for the upcoming lease year in the following order:

  1. Current tenants
  2. Applicants that remained on the waitlist from the previous application period 
  3. New applicants 

Applicants who remained on the waitlist from the previous application period will be required to complete the application for the new lease period to maintain their order on the waitlist. If a new application is not received by the deadline then the applicant will be treated as a New Applicant.

While we do our best to accommodate all applicants, every year we receive more applications than we have rooms available. A student's waitlist number is based on the date and time the applications are received. Waitlist number updates will be sent weekly.

Receiving a spot in residence from the waitlist: 

  • As spaces become available in a specific category, offers will be made.
  • If a waitlist category is exhausted then an alternate category will be used to fill the space. This process will continue until no space remains or the waitlist is exhausted;
  • We will notify applicants through e-mail when a room becomes available and require an answer within two (2) business days. If we do not receive an email back within that time frame your application will be cancelled. Please ensure to keep your contact information up-to-date directly through ACORN.

Cancelling from the waitlist:

  • If we offer you a residence room and you decline because you would like another housing style, your application will be cancelled. 
  • If you find alternate housing and you would like to cancel off the waitlist, please cancel via the Cancellation/Withdrawal form found in your StarRez application. Verbal or phone cancellations will not be accepted. The application fee and acceptance deposit are non-refundable.

The waitlist will remain active throughout the academic year.

 

Family Housing Fees

Updated fees will be posted around the beginning of February for the upcoming academic year.

Rates for September 1, 2023 to August 31, 2024

$2,160/month CAD for Schreiberwood, three-bedroom townhouse;
$2,239/month CAD for Schreiberwood, four-bedroom townhouse;

Rates for September 1, 2024 to August 31, 2025

$2,225/month CAD for Schreiberwood, three-bedroom townhouse;
$2,306/month CAD for Schreiberwood, four-bedroom townhouse;

Rent is due on the 1st of each month

Utilities (hydro/water/internet) included in the rates above. New for the upcoming academic year, a laundry card with around $99 will be provided to you upon move-in. It can be reloaded at the Coinamatic Card Reload Machine located across from the Residence Services Desk or in the laundry room in your area.
 

Payment Options

Deposits for last month’s rent are to be made payable to the University of Toronto. Payments are to be made at the Residence Services Desk located in Oscar Peterson Hall. Accepted forms of payment are Visa, MasterCard, Debit, money orders, personal & certified cheques.

To set up pre-authorized credit card payments for rent and hydro please fill out the form located at Pre-Authorized Payment Form, the completed form must be submitted in a seal envelope addressed to the Financial Coordinator, Student Housing & Residence Life.

The University of Toronto does NOT pay property tax, including municipal and school tax for the land that the university resides on. As a result tenants of the university are NOT eligible to file for the ONTARIO PROPERTY TAX CREDIT as per the guidelines for completing ONTARIO TAX FORMS as posted on the Canada Revenue Agency (CRA) website. Please refer to the ONTARIO CREDITS FORM to perform the calculations and see the actual effect this will have on your net income and use this information to make your decision when accepting your offer to Housing at UofT Mississauga.
